The Bank is selling off repossessed apartments at Puerto Del Sol in Caleta - 22,100 Euros.

These would be a brilliant investment as they would probably still have a tourist licence. I wouldn't mind one to refurb and rent out, pity I don't have the money lol

Careful  - look at other Caleta complexes that never rose from the flames! They are now either empty or falling down

Aren't these old complexes exactly that and becoming dated [bit like Butlins did] and more modern accommodation much more attractive

What's the Community Charge now and in five years time and what happens if a number of the empty apartments stay empty?

Looks like a £22k gamble to me where you have no control of the future

I went to see these apartments two months ago and quite frankly I wouldn't have one if they gave them away!

You would need to spend at least 10k to modernize them and the place is so undesirable you couldn't use them for holiday lets.

Yes you have to so careful of what you buy, some are just unlettable or unsellable. Your place in Pajara is still on the market after about 2 years isn't it spike? So you're obviously in the know

We stayed in these apartments on our second visit to the island back in 2000 and it was basic but clean and a bar and restuarant/cafe. It also had a decent size swimming pool and good  central location.Sadley all the little shops around it and bar have fell by the wayside and are in a state of disrepair.I saw they where up for sale when I was over in August and went to have a look. The complex is in a run down state so it was not for me.You get what you pay for.
Three business men bought this complex a good few years ago and some of them actually sold for £125, 000 Euros, they said all the bar area would be refurbished into a sports bar and other major improvement would follow.Im so glad I did not buy one back then.I believe they went bankrupt and one of the partners apparently committed suiside over the money he lost on the venture.Sad fact was the recession hit and they could not recoup there loss I guess.On of them came to see me and my family in Barcelos, I was a flabbergasted at the price tag he gave me at the time but that was the peak of the property boom.

In a couple of years or so, there could ne no more so-called All Inclusive here, or at least more regulation.  That's when the prices will go back up for Private apts. I think I'll have a couple

Yes it is Hev as are many other properties here on the Island as is obvious when driving round - in fact the marketing of the apartment in Pajara is on hold until the market improves but the web site wwwapartmentinpajara.com is still there if anyone wants to holiday in "real" Fuerteventura and the price is negotiable. Remember it is freehold with no management fees or other "costs"  (Council Tax 225.0 Euros p.a.)   [thanks for the opportunity of getting a plug in Hev!]

And with the banks being forced to clear their balance sheets of housing stock it ain't going to get any better for two or three years

The good news - my daughter is just putting her house on the market in Lincolnshire. One similar house a few doors up sold for the asking price in 17 days!

You completely missed the point that the properties may have an existing tourist licence, which would add to their value!

The "license" point is valid but what is the "value" without a license and how much would the "license" add to the worth - it's part of the calculation to produce the size of the gamble

So reasonable responses to the thread titled "Apartments in Caleta - Bank Repossessions" has generated TWO OBSCENE REACTION. This forum has never stooped so low - Admin please let me know by mail when you've regained control of the forum and the "people" who seem unable to behave as responsible, adult human beings. Decent people find that this disgusting language in a public place is unacceptable.
