Just paid my IBI for this year, it has gone up about 12% since last year.    >:( >:(

Yes, there's been a big increase in the Antigua area.

I was estimating that mine would be 275 euros - allowing for inflation, but the direct debit went out today and was 303.59 euros :o

Now that the Ayuntamiento's aren't getting money from the issuing of building licences, I suppose they have to get their money from the residents :(

They used to take the DD out at the end of October as weel, now it's at the beginning of the month!

Ours is €292 for a one bed on Castillo Mar, I wonder where they get their figures from sometimes being as how it is based on the value of your home.

Same here Dave, last year we paid 285.96 and this year 317.74 probably same as you as we are on Los Arcos but still a big increase.  In 2007 we paid 217 and that was including the rubbish collection.  >:(

Each Town hall works to a list of 'property values' (Ponencia de Valores) in determining the value of your property, and this value should take into account a number of factors : Rural or Urbanised land, Type of Property, Square meter age of Land and Build, Proximity to services, Infrastructure etc... are just some of them, although each Town Hall places a slightly different importance on each criteria.
Judging by the above explanation we must be one of the rural zones in Caleta. We pay €122 for a two bed house.

Hi I purchased my place in feb 2012.
No IbI payment has been taken through DDebit.
If I get my property manager to scan the bill , can this be sorted out over the phone from the uk?
My Spanish is very limited in a business situation ,would the town hall have an English speaker.
Your advice would be much appreciated

If you contact the Ayuntamiento/Tourist Office in Caleta (if that's where your place is), they'll be able to sort it out for you in English.

Hi The Cooler, if you purchased in Feb 2012, it is unlikely the local Town Hall has the property in your name yet.  I bought mine in January 2011 and it sill isn't in my name yet on their records., so they haven't issued me with a bill. 

It is likely ( as mine is) to still be in their records in the name of the previous owner.  I must have visited the office a dozen times in the last nearly 2 years to try and get it sorted out, even went to the main Town hall in Antigua, where I watched a man input all our details into the Town Hall computer, but they still can't issue me a bill because they have no received the directive from Las Palmas to show it is all fully registered etc.  For a country which is in deep "doo dah" economically, it is a disgrace that they are so lax, and missing out on collection the taxes. Oh well, patience is a virtue!  :D

The problem is that if you don't pay your taxes to the town hall on time then they add interest to your bill.

I'm in the same position at The Cooler - I bought in April. Please advise if we should be doing something now. When is this tax due?

The man at Antigua town Hall who inputed my data into their computer, told me not to worry - I would have no interest to pay, as obviously I was not avoiding paying! LOL!  Well, I wait to see about that, but I do have his name!

I believe it is due from now up to end of November, but not absolutely sure!

If you do phone, I would ask for Jessica, she speaks very good English.  A new girl was with her last week whose English is a bit "iffy" and she is not familiar with the dates of payment etc. as she is in training I think.  Jessica's English is good, but sometimes her "attitude" is not and she can be a bit brusque. So be warned.  Office hours are 9 - 2pm.

Don't forget the other tax for the Basura, which is due around March, so you will have missed that one this year..........it is small around Euros 35-40.

When we first bought our house we were late paying but went to the Ayuntamiento office and they were fine and no penalty charges.

Mine was €269 for a 2 bed apartment in Corralejo but it does have the best view on the island. :)

Ours has gone up 40 euros,not too bad.
