updating availability.

while looking for accomodation for our september holiday,on all the usual sites,i found it amazing how many owners don,t update their availability calenders.i don,t just mean by a week or so,but sometimes months.lost count of the numerous e-mail enquiries that came back as unavailable,or in some cases,no reply at all.find it all quiet frustrating.anyone else having the same problem. :(

It might have something to do with the new letting laws and the inspectors using the internet to check which properties are being short term let?

how does that affect updating availability.the properties are already offered for rent?

If the tax man comes after you an availability calender could possibly be used as proof of income Denboy.

As a new owner in Caleta the letting laws are still a mystery to me so correct me if I am wrong.

I was under the impression that if you had a residental property you can only long term let (3 months+). If you showed your availability on Owners Direct as blocks of 1/2 weeks this could be viewed by the inspectors as holiday letting and used as evidence??

Congratulations on your purchase g121ffs. I hope you will be very happy there. :)

In the past Inspectors have tried using listings as evidence in Court.

The ammendments to the law which came out in May are still very unclear. Even the Lawyers dont seem to be sure what way to interpret them.

One Tenerife Lawyer is quoted as saying that short term lettings of a non Touristic nature can be done if the tenant changes address. In the article however he expresses this as his opinion and advises that anyone who receives an inspection should consult a Lawyer who is up to date with Admin Law. http://www.canarianweekly.com/tourism-law-fines-letting-apartments/ I am not sure if he is referring to complexes which are part Touristic and part residential or not. Peejay will probably know the answer to that. I find it all very confusing.

A: These owners can deal with rental agreement according to the Letting Contract Law or Civil Code (in these cases, according to Tourism Law, the tenant changes his address).

Crikey Fifi, I've just read the article and I'm even more confused than ever, it seems to say that owners can rent out their properties but I don't understand what they mean by "the tenant changes his address"?  Can anyone throw any light on the subject please  ???

Back to denboy`s point, I recently found the same, even got an email with price etc. When I finally got a reply over the phone it was no longer available, the calender still shows available though. This was a complex, fully commercial.

if people didn,t have the calender,or didn,t fill it in at all,then i could see the point.when half the calender is filled in though not up to date,i,m afraid i don,t get it.that also doesn,t explain not replying to e-mails.on the other side of the coin,i had one owner phone me 3 times,offering me a deal.unfortunately my wife and son didn,t fancy that particular apartment.

The thought did cross my mind but I wouldn`t like to stay anywhere that would have someone like me !
