Does anyone know what are "restrictions" on the Salinas Golf properties? I heard that water in some Golf club developments is charged by them, rather than having direct supply & billing by CAAF.

I also heard that there are restrictions on what colour is the exterior paint on the property and so on.....

So I just wondered what is the reality?

Does anyone have an idea of IBI as well, I think there was a property of some 138m2 with IBI of EUR300. I don't know what was the plot size (I know these vary from 380m2 to 800m2), but am not sure how that relates to IBI. Is IBI administered by Ayutamiento Pajara or does Caleta has its own?

Cheers.

Thanks John for the faith that I have the knowledge.

Our property is on La Estancia on Fuerteventura Golf not Las Salinas Golf, so what I say is about our complex. They are two different complexes.

For us yes we pay Anjoca, the Fuerteventura Golf Course  for our water and so far think it is very reasonable particularly compared to what we pay her in the UK, it costs us 28â,¬ every 2 months for 10cu mts.

As our property is new we, or our lawyer, haven't been given a property ref number by the local authority yet so don't know what the IBI will be but were told it shouldn't be more than 450â,¬ a year. Our property is 130m2 build on a 500m2 plot with a private pool.

As far as property colour on Las Salinas, we rented there before we bought a property and did in fact look at property on that complex, the ones nearer the sea not those up by the club house, and did notice that a couple of properties have been refurbished / modernised and have changed the colours of the exterior to softer pale colours.

Hope that helps Jamesy

My understanding is that you are not allowed to change the external colour of your property, this is either Spanish or Canarian  law.  The developer should be able to provide you with the precise colour code for your property.
