Living in a Touristic Complex

I wonder if anyone here can shed some light on the legal situation regarding being a resident in a touristic complex.
With the current (suspended) law on Touristic letting that prohibits vacation letting of residential property in a designated touristic zone. Are there any restrictions on buying and living permenantly on a Touristic complex?

even if there are, they are likely to change them at the drop of a hat. I wouldn't buy until these laws are official. (Madrid seems to have the final say as shown with the 5 star hotel fiasco)

Tourist Complex means there are "Tourists" there. In today's climate,  that means a high probabilty of tourists from hell. If it's AI, even worse. Drunks morning noon and night. Screaming kids and  noise.

If you're thinking of living there, I'd think a bit harder.  Bin there and done it

I think that is a bit harsh Woe !! I have been on AI hols on average twice a year for the last 6 or 7 years & have yet to see the carry on you mention in a complex. You can get the same thing anywhere, anytime. I personally don't think complexes that cater for AI are any worse than any other. IMHO. If I was considering living permanently on a complex, I would be inclined to visit a number of times first before deciding which area had the best conditions. Granted though that as there would be holiday makers there, you run the risk, however that is something to be considered before deciding on a complex or private.

Got to agree with Woe - Even the most respectable people go mad on holiday, living next door to people on holiday is very scary indeed!!!

You did't stay at Caleta Gardens. Bahia Sol, a "nice" complex of apartments is completely taken over by Spanish in the summer, with complete disrespect for everybody.

I'm with Woe on this one. Don't even consider AI complex if you like peace & quiet.

I think it depends on the complex. Maybe if it is AI, then it could be too noisy. But we own an apartment in an older mixed tourist/residential complex of now privately owned apartments in central Caleta. Very popular with tourists/residents/snow birds etc. People like it because it is quiet, friendly and in a good location. The complex is busy with families in the summer holidays yes, when it can get a bit noisy at times. But apart from that it is pretty relaxed. So maybe check Trip Advisor for reviews of any tourist complexes you are interested in. Or even stay there yourself.

As for the laws, I wouldn't worry too much. There might be restrictions on new build complexes with regards to how long you're allowed to occupy a new 'condominium' type complex. But this is difficult, if not impossible to enforce on older complexes as it would be against the Spanish constitution which states that a property owner has the right to reside in his own property.
