Checking property sizes

Homeowners who have carried out work to add a few metres to their property in the form of a conservatory or extension without planning permission are to come under the microscope at the Land Registry as part of a campaign to make property tax reflect the actual size of homes.

The unlikely source of the scrutiny are the Spanish tax authorities, who have decided that a cheaper way to fund local government is to ensure that households pay the correct rate of IBI tax, which is collected directly by town halls.  In a new drive to update records, planes are being used in virtually all towns in the Canaries to take aerial photos of properties for cross-checking with official documents, with computer programmes used to see if the respective sizes match.  The drive in the Canaries, which affects a total of 40 towns and cities, is part of a nationwide initiative aimed at updating 3.6 million IBI values to increase local government revenue.

This has been going on for a while. It includes the installation of windows and walls on patios and balconies to make an extra room. You can see this all over Rosario.
There are lots on the Golf Course also who have transformed their patio.

They did all the properties on the golf course last year, increased the size of my place because we put a tiled roof on the utility area.

They're likely to make a mint, I'd say, judging from the number of 2-bed design Tam houses we were shown when looking for a 3-bed. But why spend out for a plane? Can't they get the info from Google Earth? I'd have thought that could trap all the worst offenders and rake in loads of money for the government. Not that I entirely agree with these witch-hunts of theirs :(.

The problem with Google earth is that it has not been updated since 2011 for Cotillo and 2012 Puerto.

there could be a bit of an argument closing in a terrace/balcony, if half closed in by concrete block then window's above then it could be classed as being a permanent structure, but like the one's done on our complex, (ground floor apts) are done in aluminium double glazed unit's, these can be deemed as "demountable" so can't be classed as a  permanent structure, having said that, the complex statute,s state this is not allowed unless the community 100% agree's to allow it to go ahead, then there's one hell of a performance to change the statute's, of course this is never,  to my knowlage is ever done, you might get a few "jealousy" type complaint's but that,s about it, so to check out this type of closure, it'd have to be done from ground level manualy, will that ever happen ? anyone's guess, but knowing the way the spanish are clawing every "easy" cent they can ?  :o

I know a man in Caleta who rents out his 2 bedroom apt, as a 3 bedroom apt, by converting his below-ground-level garage into a bedroom. No windows. They can't see that from a plane.  :o
