Just a word of warning to anybody thinking of selling a property on Fuerteventura.

I have recently completed the sale of an apartment in Corralejo a,d during the finalisation of the deal, I discovered there is a new tax to be paid it is called the Plusvalía-Council Tax.

I asked what it was and was told by my solicitor that the council in the Corralejo area apply this tax to the sale of property (not sure if it only relates to non nationals) for my have enjoyed the use of the property over the last 10 years that I owned it.

The tax was over â,¬1000 on a sale price of â,¬70,000  >:( >:( >:( >:( >:(

I am not sure if this is only relevant to the Corralejo area, but you have been warned.

In addition I also had to pay the 3% non residents tax on a property that I lost money on, and now have to apply for a refund, for which there is NO guarantee that I will get it back and the process can take up to 18 months to complete.

I am almost sure this has been in force for years and indeed all over Spain.  It is a kind of Capital Gains tax, although how they calculate it if one is selling at a loss beats me. You must have sold at a profit!
