Title: Dogs

Morning Guys

A couple have rented a property along from us, and they have two dogs, which bark constantly, eg last night they were locked out in a very small yard about 2 metres  by 4 metres at 20:45 one barked continuously until 23:00 and then continued barking every 10 mins or so until midnight, while the other which is chained up on a very short chain less than a metre whined constantly until midnight, is there some law or other that we can invoke to stop this happening?

We have the same problem here in Triquivijate. seems to be a spanish-thing, having dogs but not looking after them. good luck.

You can make a "denuncia" against the owners at the Police Station I believe.

If the dog`s owners are out during the times the dogs are barking then perhaps the first step is to inform them, and possibly recruit  the support of other people affected by the noise. The more people that complain the more likely the council will take action. If the owners know about it then they are guilty of noise nuisance , hopefully they are committing an offence.

Had the same problem with one of my neighbours dogs a few years ago, i Went and had a word as we counted it Barking 1800 times an hour every hour while it was awake. They agreed to take it to their daughters house one day a week to give us a break, the second time they took it there one of her neighbours poisoned it and it died. Solved our problem though. Unfortunately the Spanish don't seem to hear their dogs Barking all the time can't understand why they have them.

You could have a word with the owner of the property - or the agent - and get their contract terminated for causing a nuisance. People like them keep on moving from property to property causing grief wherever they go!

I wouldn't consider what you describe as a problem.

Your best bet is poison or threaten the landlord with contacting Agencia Tributaria (most likely they're not declaring the rent) unless they get rid of the tenant.

The police would only be interested if the dogs were dangerous and roaming freely, etc.

Poisoning the landlord won't solve the noise problem.nor will threatening the dogs. A good set of ear plugs or double glazing with air conditioning is the best way forward. If someone can live with their dog barking all night outside their own bedroom they aren't going to worry too much about anyone else's nights kip 100  metres away.Had it all over the years in Lajares. .best advice is get used to it.

We had the same problem with Italians renting a property up from us on Tamaragua, it was a nightmare. We went to the Guardia to make a complaint, no interest whatsoever, we then made a "Denuncia" at Corrie police station, very easy to do, credit due, they arrived at the property the same day and had a word with the Italians, the dog disappeared, uncertain what happened to it, we did feel a bit guilty about that. We also raised a complaint with the Manzana Management Company, they contacted the Spanish Landlord, who in turn eventually turfed the Italians out for basically trashing the place.

It is best to make a denuncia in writing.Give exact details and keep/make a dated  copy.

Had the same on the Golf Course. The dog yapped constantly. Numerous complaints to the Police fell on deaf ears.

Solution!
Buy the dogs, tie them outside your property, then it will be your dogs keeping them awake, see how they like it.
