Title: finishing a mortgage ?

i finished my mortgage off with solbank around 4 yrs ago, they gave me a cert stating this, i thought well that was that, but now i'm told you have to change the deed's, i know absolutely nothing of this, does anyone out there know about it ? or where to go to get it sorted, a good asesaria maybe, any info appreciated, thank's. bf.  :o

For any change to the deeds you'll need a visit to a notary. Maybe their office will advise if you need a lawyer, or go straight to one for help. The bank will probably advise too. They'll be named in the deeds as having an nterest in the property (can't remember the legal term) and they need to be removed. I doubt it matters until you want to sell.

thank's folk's, the notary i knew about and it really P's me off to think you have to go thru' it all over again, when i payed off my mortgage 4 yrs ago i ask the bank for a cert, and eventually i got one, so me thinking that was that, they never mentioned a thing about having to go to notary to have their name removed from the deed's, and i've heard as well since it'll cost around 400 to 450 to the notary on top of what we paid in the first place, it can only happen in spain, just another rip off, as the cert from the bank mus'nt be worth the paper it's printed on, i'll be keeping sabrina in mind, thank's again.  :o

You never pay 4-500 to a notary ; I doubt it will be more than 50. Their fees are published - they can't rip you off. You're likely talking of a lawyer's fees, as they're free to charge what they want. I can't see it costing half that though.

I sold up in the UK long before I'd paid off my mortgage but I can't see that it could be much different. You'd still have to change the deeds - and pay for it to be done.

You need a solicitor to request the deeds from the company who you had your mortgage with. I paid £200 recently for the whole process and the lawyer holds the deeds on your behalf.

ok folk's i got the info i was looking for, seem's it's a bit of a dark area that not many people know's about, anyway i went to the bank (solbank) we had the mortgage with, luckily enough the same girl we dealt with 11 + yrs ago is still there and she remembered me, so here's the info she gave me, if we were thinking of selling the property then we have to re - register at the notary, (to prove there's no mortgage debt)  this service is free because the deed's are already "wrote up" but the cert they gave us (from the bank) when we cleared the mortgage is good enough if we have no intention's of selling, we made a will stating the property will go to our 3 kid's (all grown up now) after we're gone, so in that case we need'nt do a thing, she told me when the date is reached when the mortgage suppose to have ended (in our case 2017) then the record of such at the notary will no longer excist, so happy day's because the thought of going thru' all that rigmarole again at notary, so i hope this might help other's that are in a similar position as we are and you can understand it.   8)  ;D  :D
