Title: Non resident tax

Hi I bought a propery in Caleta at the end of March this year. All my bills were set up to direct debit as I don't live there, I visited to collect all my final paper work etc and the agent told me that I will need to pay a non residant tax that is based on the size and value f the propery and told me I will need to employ a tax adviser to calculate my tax bill and pay it and I need to do this by December 31st

Obvously I want to do this the cheapest way posible does anyone have any advise please

As I believe,as you bought this year , you will need to pay before the end of dec 2014.

I'm due to do mine for the first time in the next couple if weeks. It involves submitting a tax return online.

If the property is joint owned (ie. wife/ partner) they need to submit a tax return also.

The liability/ sum will then be split .

I might just use a company that submits it for you and doesn't charge accountants fees.

Thanks Cooler do you know anyone that submits it for me and what do I need to fill in the tax return and confirm I don't need to do it this year at all?

It says enter your  valor catastral  and multiply by 1.1%

If you are nervous about doing it yourself you can get it done quite reasonably - I have put all the details on the post.  Of course, it is your choice if you want to do it  yourself or not.

You can find your valor catastral on your annual rates bill from the Ayuntiamento

The OP only completed the property purchase end of March this year. Probably will not get the IBI bill until next year. (mine took nearly 2 years) But can find out from the Town Hall the valor catastral.  However, it is the Non Renta tax which is concerning him/her at the moment. This tax is paid in arrears, so will be due next year - 2014 - for 2013 and will pay a proportion of it i.e. 9 months for the 2013 ownership period.

Thanks to all for your help. I'm releived I don't have to do anything this year. I have next year to gather up all I need to complete the form and take it into the bank. Next time I'm out I'll have to try and find out my valor catastral.

Can any one tell me where the town hall is for Caleta please

Town hall is opposite the Step inn just up from Fados.
It is set back a bit with flags on it.
I went in an said "no se mi cadastral valor." In my best Spanglish
That broke the ice and the fella was as helpful as can be.

The Cooloer thankyou I didn't realise that was the town hall I thought it was tourist information and the police station.

I would like to point out that if you are a non resident and you let your house out, this method described is for non residents who do not let out their property. If you let out your house, then you need further advice about paying the necessary tax and should not follow the route for non residents who just use the property themselves and do not let.

I don't let mine out I bought half and half with my parents but I am the only one on the ownership documents in Spain. They have used it alot but dont pay me as they paid for half of it. They do pay the water and electric though but I don't see that being countd as rental?

Hello, I am considering to buy a property there and live in it most of the year, but know very little about taxes.

If I buy a new property, what taxes will I have to pay on it?

Where do you pay your taxes at the moment?
Do you meet the strict immigration rules for coming to live in Fuerteventura

My advice - take expert LOCAL advice as your tax affairs may be complicated and best to ensure you fully comply to save trouble later

Again the interview...you are starting to annoy me. I know the rules about citizenship and immigration, leave that to me.

Basic property running costs are of course the Utilities, electricity and Water. For me, annual electricty is roughly 500 Euros and water roughly Euros200 (I am not a full time resident).  On top of that is the IBI ( equates to a UK council tax) and Basura which is rubbish tax.  IBI will depend on type or property and the catastral value of it........but could be anything between Euros 150 - 600 per annum.  Basura tax is low around Euros 35 - 50.  If you buy a car, then Insurance around Euros 300 (depending on type of car ) and Road tax around Euros 40 - 45. There is no television licence to pay!  Insurance to cover your property building and contents depends on value of course, but say around Euros 250-300.Phone line and internet around Euros 45 per month. All   these costs I have based on my personal experience and may not reflect what others pay. Hope this helps.
